
This project is a plan of the renovation of a water tower building near Leningradsky railway station. Currently the building, along with the rest of the buildings on the territory, is rented and the appearance of the tower is very different from the original one. As part of the project, it is proposed to restore the original appearance of the architectural monument and to turn this place into an art space, making it the cultural dominant of the area.


The tower was built in 1851 by the architects Konstantin Ton and Rudolf Zhelyazevich at the Circular Depot of the Nikolaevskaya Railway. The water for the tower was coming from the Red Pond. With the increase of the housing development, the pond was dried up, and since 1890 a constant water supply of the station was organized through the tower from artesian wells. In the 1910-s, the round depot was turned into the ‘Maket’ plant, and the tower was turned into storage facilities. In 2013, together with the depot, the tower received the status of an identified object of the cultural heritage.

The territory where the object is located has its own problems (location near the railway tracks, inconsistency of the architectural monument with the original appearance, reorganization of the interior in 1956, the presence of buildings that do not carry the cultural value, littering of the territory) and advantages (close to the city center, tourism potential — location near the square of the three stations, cultural potential — the status of a monument, the presence of a restored depot nearby and the possibility of combining the buildings into one cultural concept).

The proposed solution is to create an art space on the basis of the tower and the adjacent territory. Stages of the project are the development of a general plan of the territory, design of the facades and interiors of all buildings, improvement of the adjacent territory.

The current state of the object: • the building is rented by offices, warehouses and shops; • the original number of floors was violated (there are seven floors in the building, the sixth floor is not used, the seventh floor is a superstructure (the former post of centralization); • there is an evacuation ladder; • an elevator is installed in one of the octagonal columns; • the small storage rooms and bathrooms are located in the remaining columns; • central heating, water supply and sewerage is available.

The project proposal: • restoration of the number of the building floors (three floors + superstructure); • restoration of vaults, ceilings and arched windows; • the elevator is stored in the column, the remaining columns are used as storage facilities; • the evacuation ladder is carried out so as not to violate the integrity of the vaults.
